Additions & Renovations to Historic Homes:
A 1400 sf Addition
This is a 1400 square foot addition to a 600 sf home in an historic area of Salt Lake City. The addition includes a two car garage below final grade, two bedrooms above, one bath and a grommet kitchen & dining area w/ 12 foot tall ceilings.
Excavation into the uphill lot required removal of over 300 cubic yards of soil. Difficult accessibility and narrow one way roads made excavation, forming footings & foundation and placing concrete the crux of this project.
A Two Story Addition:
The addition includes cedar lap siding and custom crown moldings, bead board soffits with handmade dentil molding, custom window trim - interior and exterior to match and compliment the existing moldings.
All materials were selected and tasks accomplished with the goal of matching the character and original craftsmanship of the original home.
Because of its location within the Avenues historic area and its designation as a registered historic home - the design required special review and approval by the Utah Heritage Foundations design review team. It's an iterative process but after several revisions a final design was completed that accomplishes both the desires of the owner and the requirements of all involved building officials.
Victorian Renovation
DC Construction & Woodwork was contracted to perform the renovation which included complete demolition and replacement of the interior finishes, electrical, plumbing and HVAC.
A 700 sf room addition and front porch were added with emphasis on maintaining the style and character of the original home.
Insulation was added to floors and ceilings and to the interior side of all exterior brick walls. The thermal envelope of this building now exceeds energy efficiency requirements for new construction.
